Residents of Greater Lagos County Apartments Address Governor Sanwo Olu Regarding Megamound Investment

Residents and subscribers of the Greater Lagos County Apartments in Surulere have expressed their concerns in an open letter directed to Governor Sanwo Olu, addressing issues with Megamound Investment Limited, the developer overseeing the project.

Residents and subscribers of the Greater Lagos County Apartments located in Obele-Oniwala, Surulere, have penned an open letter to Governor Sanwo Olu, raising grievances regarding Megamound Investment Limited.

The letter is entitled:

OPEN LETTER: MEGAMOUND INVESTMENT LIMITED IS FRUSTRATING THE GREATER LAGOS PROJECT AND HOUSING DELIVERY TO LAGOS RESIDENTS

The community members were initially thrilled upon learning about the Greater Lagos County Apartments, a collaboration between the Lagos Building Investment Company and Megamound Investment Limited, featuring 374 units of 1, 2, and 3 bedroom apartments. The large estate, set in a central location, and the partnership with Lagos Building Investment Company had instilled confidence in both local and diaspora investors.

Hope surged during the Commissioning Ceremony of the Greater Lagos County Apartments on May 19, 2025, when the Governor outlined his vision for housing in Lagos, raising expectations that the project, initiated in 2020, would soon lead to successful housing delivery and occupancy.

However, challenges posed by Megamound Investment Limited have left many dreams unfulfilled, even 8 months after the commissioning. The residents listed several key issues:

1\. Despite Megamound receiving Five Million Naira from each subscriber for electricity connection through a private gas and power plant and solar, no electricity has been provided on-site.

2\. After collecting Seven Hundred and Fifty Thousand Naira for water connections, residents have been forced to independently source water, incurring costs of up to Sixty to One Hundred Thousand Naira per month for equipment like generators and pumping machines.

3\. There has been no resumption by the Facility Management Team, leading to growing concerns concerning waste disposal, safety, and operational efficiency.

4\. A large canal bordering the Staff Quarters of the Lagos University Teaching Hospital, located behind at least 12 blocks, remains unaddressed, contributing to unsanitary conditions due to visible open defecation.

Additional concerns highlighted in the letter include:

1\. Unpredictable Delivery Dates: The proposed completion dates have been repeatedly modified, from 2024 to 2025 and now postponed to 2026. In contrast, another project launched on May 19, 2025, which features 64 units of four- bedroom maisonettes in Iponri, has already been delivered and fully operational.

2\. Incomplete Work on Site: Many residential units suffer from poor finishing, with broken door handles, absent staircase railings, and unfinished light switches, illustrating a slow and unresponsive approach from Megamound.

3\. Diverse Priorities: Residents feel that Megamound appears more focused on marketing new projects rather than fulfilling commitments to current subscribers, who have fully paid for the services rendered. As a result, some individuals have had to engage their own contractors for utility installations.

Residents have expressed concern that issues with service delivery are not isolated to their estate but are also reported at other Megamound properties, such as the Lekky County Homes, Ikota.

The letter concludes with a plea for Governor Sanwo Olu to intervene, emphasizing the need for Megamound to honor its obligations and reflecting the community's hope for a resolution that reinstates their confidence in investing and residing in Lagos State.

The residents remain optimistic that their concerns will be addressed swiftly and effectively, reiterating their commitment to the vision of progress for Lagos State.
